The Valuation Office Agency (VOA) groups similar properties together. It gives the group a price range for floor areas and units (such as air conditioning). This helps make rateable values fair and consistent.
Properties in this scheme
The value is applicable to distribution warehouses with a total significant area over 2,000m2 measured to gross internal area (GIA), in the Eastern economic area. Location and specification are key drivers that will determine whether an industrial property will fall within this scheme. The value relates to the warehouse accommodation, which is assumed to be heated. Adjustments are made for eaves height and quantum where appropriate. Further adjustments are also made for additional features including fire protection, air conditioning and lift access. The value of yard areas, car parking and van parking is generally reflected within the value of the warehouse accommodation unless disproportionate. The relevant 2026 Practice Note, available in the public domain, sets out all the adjustments in more detail. It also sets out how rents should be adjusted and which properties are suitable as comparable evidence.
