The Valuation Office Agency (VOA) groups similar properties together. It gives the group a price range for floor areas and units (such as air conditioning). This helps make rateable values fair and consistent.
Properties in this scheme
The value is applicable to large distribution warehouses with a total significant area generally over 8,000m2 measured to gross internal area (GIA), in the Eastern economic region. Location and specification are key drivers that will determine whether an industrial property will fall within this scheme. The value relates to the warehouse accommodation, which is assumed to be heated. Adjustments are made for eaves height and quantum where appropriate. Adjustments are also made for additional features including fire protection, air conditioning and lift access. The Practice Note, available in the public domain, sets out these adjustments. The value of yard areas, car parking and van parking is generally reflected within the value of the warehouse accommodation unless disproportionate. Comparison with property values that fall outside of this valuation scheme is generally not appropriate unless a distribution warehouse is located on a mixed estate comprising of distribution warehouses both above and below 8,000m2 where it may be appropriate to do so.
Prices in this scheme
Properties in this scheme have a base rate price range from £25.00 to £135.00 per square metre or unit.
The VOA applies a base rate to individual properties in this scheme. This is the per square metre price for the main floor area in the property.
The VOA may adjust the base rate to take into account what an individual property is like.
